What's on the form
- Seller and buyer details
- Year, manufacturer and model
- Serial or VIN number and HUD label numbers
- Title number where the home is titled
- Size in width by length, and single-, double- or triple-wide
- The address where the home currently sits, plus park name and lot number
- Whether the home stays put or is moved by the buyer
- Included items, taxes and lot rent paid through, and a clause stating the land isn't included
How to fill it out

Find the serial number and HUD labels
The HUD certification label is a metal plate on the outside of each section, usually at the rear. A double-wide has two, so record both numbers. The serial number is on the data plate, often inside a cabinet or closet.

Confirm how the home is classified
Ask the county whether it's still titled as personal property or has been converted to real estate. If it's real estate, a bill of sale isn't the right document — that sale needs a deed and usually a closing.

Settle taxes and lot rent
Write what property taxes and lot rent are paid through. Unpaid amounts can follow the home and block a title transfer.

Get the park's approval early if the home stays
Most parks screen incoming residents and can refuse a buyer. Approval usually has to happen before the sale closes, not after.

Be realistic about moving it
Moving a manufactured home needs permits, a licensed transporter and a site to move to. Older homes often can't be moved at all, and some parks won't accept them.
Before you hand it over
- The land is not included. The form says so explicitly. Selling the land needs a deed and a real estate closing.
- Notarization is common for mobile homes, more than for vehicles, and some states require it for the title transfer. Page 2 is there for that.
- Check for liens and back taxes with the county and the titling agency before paying.
- The buyer usually has a deadline to transfer the title after the sale. Missing it brings penalties in many states.
Questions
Is a mobile home sold with a title or a deed?
A title, when it's personal property on rented or separate land. A deed, when it's been permanently affixed and converted to real estate. Check with your county before choosing a document.
What is a HUD label number?
A red certification plate on the outside of each section, showing the home was built to federal standards. Each section has its own number, and lenders and title agencies ask for them.
Does this cover the lot or land?
No. It covers the home and the items listed on it. A lot in a park stays with the park, and land you own transfers by deed.
